Booking Policy

What's Included in Your Stay

  • Daily Breakfast with fresh, high-quality ingredients sourced from the villa’s farm and local markets.

  • Daily Housekeeping to ensure a seamless and comfortable stay.

  • Estate-Grown Organic Produce, including homemade olive oil, fresh eggs, seasonal fruits, and homemade preserves.

  • Welcome Experience featuring house-made bread, estate olive oil, and a refreshing drink upon arrival.

  • Premium Toiletries and Bath Essentials for a luxurious experience.

  • Linen and Towels provided for all guests.

  • Complimentary High-Speed WiFi throughout the villa.

Reservation & Payment

  • A 30% non-refundable deposit is required to confirm a booking.

  • The remaining balance (70%) is due at the latest by 60 days before check-in.

  • Minimum stay: 7 nights.

  • Payments must be made in Euros (€) via bank transfer, credit card, or PayPal (processing fees may apply).

Cancellation Policy

  • The 30% deposit is non-refundable.

  • 31-45 days before arrival: 30% of the total rental is refundable.

  • Less than 30 days before arrival: No refund.

Security Deposit

  • A refundable security deposit of 30% of the weekly rate is required before check-in.

  • The deposit will be refunded within 14 days after check-out, minus any deductions for damages.

Check-In & Check-Out

  • Check-in: 4:00 PM – 8:00 PM (€100 late check-in fee after 8:00 PM).

  • Check-out: By 10:00 AM (late check-out upon request & availability).

  • A valid passport or ID is required at check-in.

Guest Policy & House Rules

  • Maximum occupancy: 15 guests.

  • No unregistered guests or overnight visitors.

  • Smoking is prohibited indoors (designated outdoor areas available).

  • No parties, large gatherings, or events unless pre-approved.

  • Pets are not allowed.

Cleaning & Utilities

  • Mandatory cleaning fee: €800 per stay.

  • Utilities are included, but excessive usage may incur additional charges.

Liability & Insurance

  • Guests are responsible for any damages during their stay.

  • The villa owner is not liable for lost items, injuries, or force majeure events.

  • Travel insurance is highly recommended.
